NOVEMBER HAS ARRIVED!
As of November1st phase one of the reforms of the Condo Act were introduced by the Ontario government. Reforms are set out in Protecting Condominium Owners Act, 2015 known as Bill 106. The Condominium Authority of Ontario (CAO) is now responsible to administer certain parts of the Act.
Some of the changes that have come into effect are:
Improved Communications from Condo Boards
ï‚· New “information certificates” sent to owners, at least twice a year
New Voting Rules
ï‚· New mandatory proxy forms
ï‚· New quorum rules for certain meetings
Condo Director Disclosures and Training
ï‚· New mandatory disclosure
ï‚· New mandatory training
Records
ï‚· New and improved requirements for accessing corporate records
Manager Licensing
ï‚· New mandatory licensing for condo managers and service providers
Condo Authority Tribunal (CAT)
ï‚· New dispute resolution services pertaining to records and access.

GREATER TRANSPARENCY AND ACCOUNTABILITY FROM DIRECTORS AND MANAGEMENT
MANAGEMENT COMMITMENT
CMG/AXIA is committed to a smooth transition and will ensure compliance to new and existing regulations. Our team of administrators have been registering each condominium with the CAO. The registration includes the condominium information such as number of units, year built, fiscal year and the Directors names and terms.
CMG/AXIA’s mandate is to ensure regulations are met, providing information to owners and licensing of property managers. In the coming weeks/months owners will be receiving more communications from your Board of Directors, Property Manager and CMG/AXIA. This will include the periodic information certificates (PICS), information certificate update (ICU) and new owner information certificates (NOIC).
In light of the additional communication we strongly urge owners to provide electronic permission to send these documents.

MANAGER LICENCING
The Condominium Management Regulatory Authority of Ontario (CMRAO)
CMRAO means condominium managers and management firms will be licensed, meet minimum education requirements and comply with a code of ethics.
Individual condo managers must apply for one of three licenses, depending on education and experience in condo management.
1. General License
2. Transitional General License
3. Limited License
Condo management firms must also apply for a Condominium Management Provider License.
