Renovation Rule - Effective May 16, 2016

 

 

1)    Request approval from the Board of Directors before undertaking any renovations or repairs to the unit by completing the Schedule 1- “Owners Request for Renovations”. Ensure that you have read By-Law No.6, in particular Article IV, the Terms and Conditions, before completing this form.  In completing the form provide a detailed description of the work to be undertaken. All work must comply and be carried out in accordance with the appropriate Building Code(s) of Ontario, especially if any electrical or plumbing work is being done.

 

2)   The time restrictions for renovations (except for emergencies) are:

Monday to Friday   8 a.m. to 4 p.m.

Saturday 9 a.m. to 4 p.m.

 

3)   Inform the Superintendent, in writing, using the mail slot in the office door located on level P1 in the corridor leading from the Commodore Building to the garage, of the start and anticipated completion dates of your project.

 

4)   Inform the Superintendent, in writing, at least a day before the arrival of the contractors who will be on site and of when major deliveries of construction materials etc. are expected in order to ensure an elevator is on service and to ensure that proper protection pads for the elevators and its floors are installed. Appropriate floor coverings should be supplied by contractors to protect flooring in the hallways and all common areas.

 

 

5)   At least 48 hours before beginning renovations or major repairs, notify, with a brief note under their doors, residents of the adjoining units and those units immediately above and below that work will be undertaken and include the anticipated start and finish dates. A notice alerting residents that renovations are taking place will be posted by the Superintendent on the Building’s Bulletin Boards.

 

6)   It is recommended that owners review the common elements that the contractor(s) will be accessing and note any damage prior to commencing the renovations. Pictures might be useful.  The Corporation will repair any damage caused by your contractors during your renovations and you shall be billed accordingly.

 

7)   Any changes made by an owner become additions, alterations or improvements and are to be covered by their individual insurance.

 

8)   Owners are advised to check with their contractors to ensure that they have adequate insurance to work in condominiums and are covered for liability and damages.    

 

                                         

9)   For security and safety reasons no materials should be placed or left in the hallways and entranceways.

 

10)  The owner is solely responsible for damages caused to common elements, the owner’s unit, or any other unit as a result of renovations or repairs.

 

11)  The owner or a designate is responsible for the supervision or for ensuring that there is supervision of the work being undertaken and will take immediate remedial measures to address issues or complaints.

 

12)  The owner will ensure that the common areas are kept free of materials and that a thorough clean-up in the entrance, elevators, hallways and stairwells is conducted at the end of every work day.

 

13)  Electrical and plumbing work must be carried out in accordance with the appropriate code(s)and, where required, be inspected, before the walls are closed. Note that the codes for multiple dwelling units are different from those for single family homes.

 

14)  Hardwood and tile flooring must be installed over a soundproofing membrane meeting FIIC 62 (Field Insulation Impact 62).  Hardwood flooring may not be nailed, screwed or bolted to the concrete floor.

 

15)  Use of power equipment or any other noise making tools shall not be used outside these hours: Mon.-Fri. 8:00-4:00 / Sat. 9:00 – 4:00.

 

16)  No core drilling (defined as work that entails the removal of portions of concrete) is allowed or will be approved by the Board without the written approval of an engineer retained by the Corporation, the cost of which is to be borne by the owner.

 

17)  Owners and/or the contractor are responsible for the disposal of construction and renovation waste, paint cans and other debris. The garbage chutes and recycle bins are not to be used for these purposes.

 

18)  On completion, you are to notify the Superintendent that the renovations are completed.  The Property Manager or designate may conduct an inspection of any changes to the common elements.
